Property Market On Mallorca

Mallorca has always been a popular holiday destination with tourists from around the world, due to its wonderfully warm climate, stunning beaches and Mediterranean cuisine. However, in the past few years, Mallorca has seen a property market boom – faring much better than the rest of Spain. Holidaymakers are falling in love with the island’s charm and wanting something more permanent. Luxury villas and luxury apartments, in particular, are experiencing an immensely high demand in recent years by numerous nationalities. In general, people are looking for family homes with great views, privacy, and their own swimming pool.

With more than 3,000 holiday villas in Mallorca completely fully booked during the summer months, potential investors in Mallorcan property can relax in the knowledge that renting their villa will guarantee their investment. It seems that people moving to Mallorca are either planning on doing so permanently or looking for the perfect second home.

The majority looking to buy luxury property in Mallorca are British (60%), with around a quarter German (estimated at around 80,000 residents), and the remaining Russian, Scandinavian, Australian, Spanish and South African. The Spanish government is offering incentives to non-European citizens investing in Mallorcan property, making it much easier to obtain a NIE number and Spanish residency.

The south west region of Mallorca has become the most sought-after area for property buyers, mainly due to its fine weather. The winter in the south west is very different to the north or east, as it is protected by the extensive mountain range which runs the length of the island. The areas just north of Palma experience the most pleasant winters. The south west region has an active and lively social scene all year round, with many restaurants, shops and bars catering for all nationalities. Many properties in the south west either dot along the coastline with stunning sea views, look out over marinas, or situate within luxury golf course developments. Peaceful rural retreats can also be found in quiet villages here, and the airport is only half an hour away.

Supply and demand in Mallorca is much more evenly balanced than the rest of Spain, and particularly attractive areas on the island – such as Puerto Andratx – are selling quickly and correctly-priced.

It seems that opportunities to buy on Mallorca are probably as good as they will ever be. Investors can be sure that they will get their dream property for a fair price, and have peace of mind that it will be an excellent investment.

Commercial property or residential property, which one is a better bet

While investing in real estate it is important that your investment fetches you a monthly cash flow. Even if you are hoping to get a decent profit due to capital appreciation, it is very important that your investment provides a monthly return. If it is not so, then chances are that you will find that all you profit will be nullified by the monthly drain on your income. This will be all the more true in case there is a decline in the growth of real assets for a few years.

All those who ever had tenants would swear that it is much better to have commercial tenants than residential tenants. With residential tenant you have a tough time with them, do not be surprised if you are woken up at the dead of the night because your tenant has some complain to make.

The reason why most people invest in residential real estate is because they have never invested in commercial real estate and they fear landing themselves in unfamiliar territory. But the fact is that commercial property must indeed be one that works well, after all it did work for Donald Trump and it can work for you also. Given below is a list of reasons as to why we think you should invest in commercial real estate rather than residential real estate.

The return on investing in commercial real estate is far higher than that of residential real estate.

You must be thinking as to why should you invest in the real estate market at all? Well, the facts state that unlike the unpredictable stock market, the real estate market has shown a steady growth over the years with only a few minor hiccups. The best part is that you do not need any prior training or qualification to enter in to the field of commercial real estate. It involves very little risk and you can end up making a lot of money out of it.

Investing in the commercial real estate, although beneficial is altogether different from investing in the residential real estate. First of all you need to know about the basics of mortgage. The focus of the commercial real estate creditors is the property itself. They are interested in its condition and its earning capacity. Here the credit scores do not matter as much as that they matter in residential property deals.

You can earn much more in the case of commercial real estate business as in addition to the fixed rent, you also charge a percentage of profit from the tenants. If you have the property in central location, you can charge a higher amount of rent, as location is of vital importance in these cases. Commercial real estates also appreciate much faster than the residential ones.

How To Refurbish A Property In France Without Going Insane In The Process!

Well, I tell you, I never thought that I was ever the sort of person who could be pushed to absolute and total wits end. I never thought I could be the one to drop off the edge brandishing a crowbar on foreign soil and waving it around over my head like a crazy person!! Oh, dont judge too quickly. Not until you yourself buy house in France and try to do it up!

Im not crazy; Im quite normal and probably not all that dissimilar to you. But enough was enough and I wanted those lazy, incompetent and far too expensive moron workers off of my property before they completely wrecked it. You know, paying an extra 75% in tax to a French tradesman is one thing (I did it reluctantly), but I do then rather expect that youre going to be VERY, VERY good at your job in that case. I mean, provide some real value for money here Im paying for it.

Do you know that I had to have my brand-new complete kitchen fitted/corrected not twice but three times! The first time they forgot to put some of the waste pipes and services in. The second time, the ones they did forget and now fitted leaked all over the floor.

Do you know that the bathroom I had installed wasnt the one I ordered? Maybe I wouldnt have noticed save for the fact that it was also a completely different colour! The suite would have matched perfectly if only I was colour blind or tripping wildly on hallucinogenics. Neither of these scenarios is applicable to me.

Do you know that I paid over 10,000 Euros to have the exterior of the property re-rendered in the same, utterly awful finish as to what was on there in the first place? The very reason that I instructed the workers to take off the old render was because the finish was uneven and abysmally textured. I didnt like it. The look I wanted was uniformly flat and smooth. They removed it and gave me in its place the exact same thing! Instead of original awful I got renewed awful.

So, yes, at the end of my tether those lazy, over-paid, incompetent fools were abruptly chased out of my property and bon dbarras! to them all.

I do want to pay my greatest of respects to two companies that came to my aid, all the way from England. One was Pudelko Construction, who handled all of my internal works; and the other specialist firm was DuraRend, who handled my exterior rendering. I so wish Id thought of hiring firms like this before but I simply assumed that no one would want to travel all the way to France. But these guys do right down to South France, near the Spanish border!

My advice to anyone with a property in France: Bring your workforce with you!

Decide Commercial Property Market Value Before Investing

Commercial property is often used as a source of profit for investors. It can provide great returns with a minimal amount of work. If you are interested in buying commercial real estate, it is important to determine how much the property is worth in terms of market value. This way you will know whether a certain piece of land will be a profitable investment or not.

What is a Commercial Property? Commercial property consists of buildings and land that is specifically zoned for business uses, and not for residential living. This includes all sorts of establishments like industrial buildings, offices and hotels. Things like hospitals, malls, golf courses, self-storage units, and independent retail stores are all meant for commercial purposes. They generate profit for investors either through rental income or from capital gains, when resold at a higher price.

Use the Gross Rent Multiplier (GRM) to Determine Value The value of a commercial property is based on several factors. For instance, more the building generates rental income the more valuable it is in general. This is affected by the location, whether it is in a busy popular area of a business district or whether it is on the outskirts of a town, easily accessible or just out of the way. The property’s worth is also determined by the value of neighboring buildings as well as how much of the similar type of real estate is available in a given area.

Certainly you can find out the market value of the commercial property by hiring a real estate professional, but you can make your own quick calculations to get a rough idea about the worth of a particular estate. This can be done by using this formula:

Market Value= Annual Gross Rent * Gross Rent Multiplier

To use this formula you will obviously need to find out some basic information about the land from the seller or from real estate agent listing the building. You will need to find out how much revenue the property brings in each year in rental income. That is the annual gross income.

The GRM is a ratio of a property’s sales price divided by its annual gross rents. To determine the GRM on your own, you need to get hold of a several listings for properties that are similar to the one you are considering. You find the GRM or each one and average them all together.

Once you have the GRM you will be able to figure out the approximate market value of an investment property. For example, if you know that the its rental incomes total is $100,000 for the year and the average GRM for similar properties is 8, than the value of your prospective investment land is $800,000. Using this formula is pretty accurate, and it will help you as you try to narrow down your selection of buildings to buy. Yet when it’s time to actually buy the building, you will need a professional appraiser to satisfy the requirements of your investment loan.

Commercial property investment is a vital task; hence determine the property market value before investing in it, in order to ensure a profitable investment move in terms of capital gains and rental income. KISCL program will assist in the dealings, visit http://www.kiscl.com.
